What you are actually on the hook for
The short version. Your fixed wiring needs testing by somebody competent at least every five years, and whoever moves in next needs a copy of the current report before they do. Your tenant gets the report; so does the council, within seven days, if it asks for it.
Anything coded as dangerous or potentially dangerous gets 28 days to be put right, and you confirm in writing to both when it has been. Ignore all that and the ceiling on a civil penalty is now £40,000.

Why one firm for the test and the remedials matters
This is the thing landlords tell us about most, and it is worth spelling out. Plenty of firms will test cheaply and hand you an unsatisfactory report full of codes, and that is where their involvement ends. You are then hunting a second electrician, at short notice, inside a 28-day clock, to price work somebody else specified.
We test, we quote anything that needs doing, we do it, and we re-issue the certificate. One firm, one point of contact, one set of paperwork. It also means we have no reason to over-code a report to manufacture work, because we would rather keep a landlord for a decade than win one job.
Portfolios, agents and getting several properties done
If you have more than one property the constraint is rarely the electrics. It is access. We plan portfolios around tenancy dates and void periods rather than trying to book six inspections into one week, and we will deal with your letting agent and your tenants directly if that is easier than routing everything through you.
Certificates come back as PDFs you can forward or upload wherever they need to go, and we keep a record of what was tested when, so the five-year clock on each property is not something you have to track on a spreadsheet.
Beyond the certificate
Most landlord work does not stop at an inspection. Older rented stock around here tends to need the same handful of things: a consumer unit with proper RCD protection, earthing and bonding brought up to standard, extra sockets so tenants are not living off extension leads, and occasionally a full rewire between tenancies when the wiring has simply run out of life.
We also take out-of-hours calls when something fails in an occupied property, which matters more when it is not your own home that has gone dark.
